General information about the association
BRF Hagalunden is a housing cooperative association (ägta bostadsrättsförening) that has owned and managed the properties Sunnan 14 and Sunnan 16 since 2010. The association’s properties are located at Hagalundsgatan 8–14 and Hagalundsgatan 18–24. The land between the buildings also belongs to the association, as well as the two garage levels underneath.
The buildings contain 449 apartments, of which approximately 63 are rental apartments, a small number of premises/storage units for rent, and 427 parking spaces/cages.
What is included in the monthly fee?
- Costs for heating and water
- Favourable electricity agreement (see IMD below)
- Basic cable TV package via Com Hem
- Broadband via Bahnhof (upp till 2,5 Gbits / 2500 Mbits)
- Waste management
- Operation, maintenance, and servicing of the properties
- Property supervision including emergency property and disturbance services
- Technical management via HSB Stockholm
- Financial management via Storholmen Förvaltning
Collective home insurance supplements (bostadsrättstillägg) are not included in the property insurance. Each apartment owner must take out their own home insurance with a separate housing cooperative supplement.
Electricity – IMD (Individual Measurement and Billing)
The association has chosen a collective electricity agreement with a single electricity supplier. Individual consumption is measured for each apartment, premises, and charging point in the garage. Actual billing to individual residents is handled by the financial administrator, with electricity costs added to the rent/fee invoice with a three-month delay.
The association invoices electricity usage approximately five months in arrears based on consumption in each apartment. This means that sellers and buyers must specifically settle electricity costs that have not yet been invoiced up to the date of transfer. The seller must therefore compensate the buyer preferably through the final settlement for electricity consumed but not yet paid for, in addition to the purchase price of the apartment. Contact the financial administrator for information regarding unbilled consumption.
Energy performance certificate
An energy performance assessment was conducted in July 2019, and both buildings received energy class D.

Are there plans to increase the monthly fee?
The monthly fee will increase by 3.9% on 1 January 2026, to SEK 948 per sqm/year from the previous SEK 912 per sqm/year, in order to cover increased costs due to rapidly rising interest rates, inflation, and increasing prices. Cost increases for electricity supply, electricity grid fees, and water/sewage stand out in particular.
What are the transfer fee and mortgage registration fee, and who is charged?
- Mortgage registration fee: 1% of the price base amount, approximately SEK 573, charged to the person pledging the apartment.
- Transfer fee: 2.5% of the price base amount, approximately SEK 1,432.
Does the association/administrator charge any other fees upon change of ownership?
No.
Is legal entity ownership accepted?
The association does not accept legal entities as members.
Is shared ownership accepted, and at what percentage (e.g. between parent and child)?
Shared ownership is accepted regardless of percentage.
Type of windows in the association’s properties
Rooms facing the balcony have original double-glazed windows. Other façade windows were replaced in 1996 with insulated double-glazed windows with tilt function.

Upcoming, ongoing, and recently completed renovation
The project involving pipe replacement and bathroom renovations was completed in autumn 2020.
Elevator renovations were carried out in connection with the pipe replacement project, completed in autumn 2020.
The mandatory ventilation inspection (OVK) was carried out and approved in 2023. A new OVK is scheduled for 2026.
Entrances were renovated in spring 2020.
New EV charging points were installed in the garage in 2024.
Garage doors were replaced in November/December 2020.
The heating project in both buildings was carried out between September 2020 and April 2022, including replacement of the heating substation, flushing of all pipes, replacement of all radiator valves, and replacement of expansion joints where needed.
2024/2025 replacement of the cold water service line.
Regarding larger planned renovations, the association is planning the following projects:
- Renovation of the courtyard is planned for 2026–2027, with preparatory work starting in 2023. The renovation is expected to last just over a year and will result in limited access to the courtyard and garage during the period.
- Interior furnishing of the recycling room (miljöstugan) is planned within the 2023–2027 project framework.
- New waste management system for residual and food waste is planned for 2025–2026.
- New access road to the recycling room is planned for 2025–2026.
The board has decided to replace the current waste suction system. A new waste management solution, including access road and new waste containers, will be constructed in the courtyard area by the recycling room.
Windows and balconies were inspected in 2023 and are considered to be in good condition. Balconies with loose concrete have been repaired, but a future renovation is provisionally planned for 2028–2030.
Given the size of the association, there are always ongoing minor maintenance works scheduled, such as repainting of surfaces, replacement of lighting, etc.
Are there any shared facilities?
Between the buildings there is a pleasant courtyard with green areas, a football pitch, planting beds, a barbecue area, and a playground. There is one shared laundry room per entrance, as well as a heavy-duty laundry room. Each building currently has three bicycle rooms, and outdoor bicycle racks are also available. One bicycle room has numbered spaces that can be rented, currently for SEK 100/month.
The association also has a common meeting room between entrances 18 and 20, which residents can book via the screens in the entrance laundry rooms.
Parking, prices, and current waiting time
The association provides its own parking spaces in the garage connected to both properties. There is also a separate car wash area in the garage. Prices vary for residents, external tenants, and companies.
For residents, from 1 January 2025:
- Garage space: SEK 672/month
- Electric vehicle space or cage space: SEK 796/month (electricity added separately for EV spaces)
There is currently no waiting list.
Current debt related to the association’s property loans
As of 1 July 2025, the association had total property loans of SEK 253 million. During the first half of 2025, approximately SEK 3.9 million was amortised through scheduled and extra repayments. The average interest rate was 2.71% at mid-year.

Is there any additional information we should know?
The association is part of the Hagalund joint property association (samfällighet), which manages shared areas within Hagalund. The association also actively participates in Platssamverkan Hagalund, run by the foundation Tryggare Sverige.
