Overview
In June 2018, the association switched to a system called IMD (Individual Measurement and Billing).
All flats now have their own electricity meters and are billed individually for actual consumption.
The association holds a shared and favourable contract with an electricity supplier, and residents share the network charge.
Negotiating and selecting the supplier is part of the board’s responsibilities.
Billing and Contract
Electricity meters are locked inside the buildings and read automatically via radio.
Each flat or premises is billed through the monthly rent or fee, with approximately a three-month delay.
The billed amount includes:
- Electricity price
- Electricity certificate
- Network charge
- Energy tax
- VAT and other minor fees
Previously, many residents received two separate invoices for these costs, but they are now combined into one.
As there is one shared contract and connection point for both buildings, this arrangement is not optional.
All residents, members and tenants alike, must receive electricity through the association.

When You Move
The association bills electricity use roughly four months in arrears, based on each flat’s measured consumption.
When selling or buying a flat, the seller and buyer must settle the electricity costs for the period between the last billed date and the handover date.
The seller must compensate the buyer for electricity used but not yet billed, in addition to the purchase price of the flat.
