Grovsopbilen kommer till vår gård, vid infarten vid Hagalundsgatan 24, vanligtvis
var fjärde tisdag, kl. 18-20. I den kan du slänga grovavfall som inte är miljöfarligt avfall. I år är sopbilen inbokad följande tisdagar:

Föreningen har ett tvåårskontrakt med fastpris för elhandel med E.On som fortsätter gälla 2026. Det betyder att vi har samma kostnad för elhandel. Däremot påverkas föreningens elkostnader av två andra förändringar som kommer börja gälla 1 januari:

• Energiskatten på el har sänkts med knappt 8 öre/kWh vilket också minskar momskostnaden knappt 2 öre/kWh.
• Vattenfall Eldistribution har höjt sina elnättaxor med cirka 14%.

Sammantaget betyder det att föreningens kostnader för elinköp blir ungefär
desamma, men det blir olika effekt olika årstider. Sänkningen av elskatten får ungefär lika stor effekt hela året, medan elnättaxans höjning framför allt får effekt vintertid när elnätkostnaderna är dyrare. Det betyder att föreningen både sänker och höjer uttagen kostnad för använd el via IMD (individuell mätning och debitering) både i lägenheter och i garage:

Sommartid (april-oktober) sänks kostnaden till 1,75 kr/kWh. Tidigare kostnad (2025) var 1,80 kr/kWh.

Vintertid (november-mars) höjs kostnaden till 2,20 kr/kWh. Tidigare kostnad (2025) var 2,10 kr/kWh.

The association has a two-year fixed-price electricity supply contract with E.ON that will remain in effect through 2026. This means that our electricity supply cost remains unchanged. However, the association’s total electricity costs are affected by two other changes that will take effect on 1 January:

The electricity energy tax has been reduced by just under SEK 0.08 per kWh, which also reduces the VAT cost by just under SEK 0.02 per kWh.

Vattenfall Eldistribution has increased its electricity grid tariffs by approximately 14%.

Taken together, this means that the association’s overall electricity procurement costs will be roughly the same, but the impact will differ by season. The reduction in the energy tax has a fairly uniform effect throughout the year, while the increase in grid tariffs mainly affects the winter period, when grid costs are higher. As a result, the association will both reduce and increase the charged cost for electricity consumption via IMD (individual metering and billing) in both apartments and garages:

Summer period (April–October):
The cost is reduced to SEK 1.75 per kWh. The previous cost (2025) was SEK 1.80 per kWh.

Winter period (November–March):
The cost is increased to SEK 2.20 per kWh. The previous cost (2025) was SEK 2.10 per kWh.

Enligt föreningens standardavtal kan garagehyran höjas med upp till 4% varje
årsskifte.

Skatteverket har dock meddelat att från och med oktober 2026, kommer uthyrning av garageplatser till boende behöva beläggas med moms på 25%. BRF Hagalunden påverkas av dessa regler, vilket i praktiken betyder att vi är tvungna att höja
garagehyrorna med momsbeloppet.

Därför har styrelsen beslutat att inte besluta om någon sedvanlig hyreshöjning vid årsskiftet, utan låta garagehyrorna för boende vara oförändrade.

Föreningen planerar att återkomma senare med mer praktisk information om hur den förändrade momsskyldigheten påverkar dig som hyr plats i garaget.

No garage rent increase for residents at the turn of the year 2025/2026

According to the association’s standard agreement, the garage rent may be
increased by up to 4% at each year-end.

However, the Swedish Tax Agency has announced that as of October 2026, the letting of garage spaces to residents will be subject to VAT at 25%. BRF Hagalunden is
affected by these rules, which in practice means that we will be required to
increase garage rents by the VAT amount.

For this reason, the board has decided not to implement the customary rent
increase at the turn of the year, and instead to keep garage rents for residents
unchanged.

The association plans to return at a later stage with more practical
information on how the changed VAT liability will affect you as a garage tenant.
